Information needed:
Our Process starts by gathering the following basic information on each house in your portfolio:
Address and zip code
Number of bedroom/baths
Age of the structure
Square footage of the structure
Actual current rent
Property taxes
HOA fees if any
You may download our spreadsheet under "PRICING" to input your package information or contact us if you have questions.
Additional information on improvements such as roofs, heating or AC systems, etc., as well as dates of the these improvements, is helpful, but certainly not initially essential.
We welcome links to pictures, but they are also not necessary. We have our own proprietary software used in our evaluations, so additional information such as demographics, market rent, etc. is not needed.
Initial Offer:
Once we receive the above referenced portfolio information, we will price the package and respond to you typically within 3 business days with an offer. We will also inform you at that time the period needed for due diligence and closing.
Purchase and Sale Agreement
Upon acceptance of our offer, we will draw and present you with a purchase and sale agreement. Due to the fiduciary relationship of our fund, we are currently required to use our purchase and sale agreement and hold closing at our selected attorneys/title company. We do pay for owner's title insurance and related costs.
Due diligence period:
Our due diligence period is typically between 15 and 20 days. The time frame will vary with area of the country, volume of our purchases in that area for the month, and holidays.
Due diligence information:
During the due diligence period, we will typically ask for a rent roll, copies of current leases, and tenant information. We also conduct a viewing/inspection of the properties at this time, which we pre-arrange with you. The inspections are simple, mainly consisting of taking pictures, and checking the major mechanical components of the property. Each inspection lasts around 15 to 20 minutes.
We rarely deny a property or ask for concessions after inspections, as we already plan on a certain amount of repair/improvements for each house we purchase.
Closing
Closing will take place as agreed upon in the purchase and sale agreement, usually between 10 to 15 days after the expiration of the due diligence period. Purchases are all cash and funds will be wired to your account after closing.
